Disclaimer
1. Purpose of Service
BuildReport (build-report.com) is an informational research tool designed to help professionals (contractors, investors, realtors, etc.) gather preliminary information about properties.
- A research tool that gathers town property records, aerial roof measurements and government site data, and labels a regional estimate wherever it has none of those
- A starting point for project planning and estimation
- A time-saving tool for initial property assessment
- NOT a substitute for professional on-site inspection
- NOT a certified appraisal or home inspection report
- NOT a guarantee of property condition
- NOT a basis for making final business decisions without verification
2. Where the Information in a Report Comes From
Every value in a report has a number that points to a line in that report's Sources list. The Sources line says what kind of information it is, who it came from, and the date we retrieved it. There are four kinds, and a report can mix them:
Year built, living area, stories, roof cover, roof structure, siding, foundation and heating, as shown on the property record that the town or city publishes online (for example "City of Nashua assessing record (Patriot Properties), retrieved Oct 4, 2026"). We can read these records for some New Hampshire towns and cities, not all, and, where we have added them, for towns and cities in Maine, Rhode Island and Vermont whose records are hosted by Vision Government Solutions, and for Connecticut towns through the State of Connecticut's statewide parcel and assessor file (Sources line: "Source: Connecticut OPM / town assessor (assessment year 2026)"), and for Massachusetts towns through the Commonwealth of Massachusetts's statewide parcel and assessor file kept by MassGIS (Sources line: "Source: MassGIS (Bureau of Geographic Information), Commonwealth of Massachusetts EOTSS / town assessor (fiscal year 2026)"). Where a Connecticut or Massachusetts town also publishes its record on a Vision Government Solutions site that carries more building details, we read that site first and use the statewide file if it has nothing for the address or finds several records at it; the Sources line names the record used. That Connecticut file carries year built, living area and little else about the building, so a Connecticut report shows "Not available" for stories and labeled estimates for siding, roof cover and foundation. The Massachusetts file carries year built, living area and, when the town recorded it as a clear number, stories, but not siding, roof cover or foundation, so a Massachusetts report shows labeled estimates for those three. Each town sends MassGIS its records on its own schedule, so the fiscal year of a Massachusetts record differs from town to town and can be several years old; the Sources line gives the year. Where a Massachusetts address matches several records (for example units in a condominium) or a parcel holds several houses, the report says it could not match the building rather than guess. A record is the assessor's data for property tax purposes. It can be out of date, blank or wrong, can describe one building on a parcel that has several, and not every town's record has every field. The Sources line says when a parcel has more than one building and when a record comes from an assessment more than a few years old.
Roof area, squares, pitch and number of roof planes come from aerial imagery measured by Google's Solar API. The Sources line gives the date and quality of the imagery. The roof may have changed since then, for example by a new addition or re-roofing. Roof area is the measured roof surface scaled to the whole building footprint, in squares of 100 sq ft with no waste factor. The roof plan is a simplified diagram, not to scale: it is not a survey and not a material takeoff. It is drawn again from aerial data each time you open a saved report, and if that data has changed since the report was made it is not drawn.
- FEMA flood zone — from FEMA's National Flood Hazard Layer
- USDA soil profile and drainage — from the USDA Soil Survey
These come from the named government sources at the time the report is made. We pass them through without alteration, but we do not control these sources and cannot guarantee they are error-free, current, or available for every location.
Where we have no town record for a property (the town is not one we can read, no record matched the address, the town's site did not answer, or the record leaves a field blank), the report shows a typical value for the region and era instead and the Sources line says "Estimate". Estimates are educated generalizations, NOT records about the specific property. A report with no town record, no roof measurement and no flood or soil data is not charged.
We pass along what these sources say. We do not inspect the property and we do not check the sources against each other.
3. No Guarantee of Accuracy
WE DO NOT GUARANTEE:
- Accuracy of any information in a report, including town records, aerial measurements and estimates
- Completeness of data (a town record or aerial measurement may be unavailable for some properties)
- Currency of town, aerial and government source data (it may lag real-world conditions)
- That a town record or an estimate matches the actual building
4. Not Professional Advice
BuildReport reports DO NOT constitute:
- Professional engineering advice
- Licensed home inspection services
- Property appraisal or valuation
- Legal or financial advice
- Building code compliance certification
- Flood insurance determination (consult a licensed agent and official FEMA maps)
5. Responsibility for Verification
YOU ARE RESPONSIBLE FOR:
- Verifying every figure in a report, estimates most of all, before making business decisions
- Confirming flood and soil findings against official sources for any critical use
- Conducting physical on-site inspections
- Hiring licensed professionals when needed
- Complying with local building codes and regulations
6. Specific Disclaimers by Report Section
6.1 FEMA Flood Zone (Verified)
- Reflects FEMA's mapped flood hazard data for the queried coordinates
- For flood insurance, permitting, or lending decisions, confirm against the official FEMA Flood Map Service Center
- Flood maps are periodically revised; a report reflects data available when generated
6.2 USDA Soil Profile (Verified)
- Reflects the USDA Soil Survey's dominant soil component for the location
- Soil conditions vary across a single parcel; site-specific geotechnical testing is required for construction
- Hydric (wetland) indications warrant a professional wetland delineation
6.3 Town Assessing Records
- The figures are what the town's own online record shows on the date in the Sources line. We do not change them
- Assessing records exist to set property taxes. They are not surveys, inspections or appraisals and often lag renovations, additions and re-roofing
- A record may be for a different building than the one you are bidding on when a parcel has more than one (the Sources line notes this); we use the first building listed
- Some towns' records have no roof, siding or story information. Those values are then labeled estimates
- Records are public information that belongs to the town or city; BuildReport is not the town and is not endorsed by it
6.4 Aerial Roof Measurement and Roof Plan
- Measured by Google's Solar API from aerial imagery of the date shown in the Sources line, which can be several years old
- Tree cover, shadows, small roof planes, dormers, porches, and anything built or removed since the imagery can make the measurement wrong
- Roof area is scaled to the full building footprint and has no waste, overhang or flashing allowance. Check it on site before ordering materials
- The roof plan is a simplified drawing of the roof planes, with arrows for downslope direction. It is not to scale and not a substitute for a field measurement
- We keep the figures shown in your report, but not the plan drawing itself. It is drawn again from aerial data when you open the report, and is left out if that data no longer matches the figures in the report
- Use of Google's data is also subject to Google's terms, linked in our Terms of Service
6.5 Estimates
- Shown only where there is no town record value. Marked "Estimate" in the Sources list
- Typical year built, size, siding, roofing and foundation for the region and era, NOT drawn from records about the specific property
- Actual materials and dimensions frequently differ; verify on-site and via public records
7. Use at Your Own Risk
BY USING BUILDREPORT, YOU ACKNOWLEDGE:
- Reports are for informational purposes only
- Town records, aerial measurements and estimates must be verified independently
- You will not rely solely on reports for business decisions
- You assume all risk for using report information
- We are not liable for inaccuracies or omissions
8. No Warranty
BuildReport is provided "AS IS" and "AS AVAILABLE" without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, non-infringement, and accuracy or reliability.
9. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW:
BuildReport and Surry Village Creations LLC, its owners, employees, and affiliates SHALL NOT BE LIABLE for any damages arising from inaccurate or incomplete report information, reliance on report data, property damage or financial loss, failed projects or incorrect bids, or safety incidents related to unreported hazards.
Our total liability is limited to the amount you paid for the specific report ($10 maximum).
10. Geographic Limitations
Report quality varies by location. Town records are available only for some New Hampshire towns and cities, for those towns and cities in Maine, Rhode Island and Vermont that we have added, for Connecticut towns through the State of Connecticut's statewide file, and for Massachusetts towns through MassGIS's statewide file, and the list can change when a town changes how it publishes its records. Everywhere else the property details are labeled estimates. Aerial coverage, aerial imagery age, and government data coverage also differ by location, and some properties may have limited data available.
